What We Take On as a General Contractor

A general contractor license is what lets one company own a project end to end: sequencing the trades, pulling permits where they are required, and staying accountable for the finished room rather than for one task inside it. That is the difference between the two tiers of work below, and it is the question most homeowners are actually asking when they call.

• Bathroom and kitchen remodeling — tile, cabinets, countertops, fixtures and finish carpentry, with permit coordination when the layout or the plumbing moves.
• Exterior painting and siding repair — prep, wood repair and weather-resistant coatings, scheduled around the dry-weather window this climate allows.
• Crawl space encapsulation and insulation — vapor barriers, air sealing and moisture control, the structural work that Puget Sound houses need most and homeowners see least.
• Drywall repair and handyman repairs — the smaller-scope tier: work that needs no permit and no multi-trade coordination.

What we do not do

Roofing, rough electrical, rough plumbing, HVAC and sewer or septic work belong to the licensed specialty trades that legally own that scope in Washington. When a project needs them we coordinate the right licensed subcontractor rather than stretching our own license over it. Saying so up front is cheaper for everyone than discovering it mid-project.

How a project actually runs

We walk the space before quoting, because the condition behind the wall drives the number more than square footage does. You get an itemized written scope covering materials, finishes and what happens in each phase. If a permit is required we tell you during the free estimate, not after demolition. Anything we find once the work opens up — rot, failed insulation, undersized ventilation — goes to you in writing before it becomes a change order.

Our license is registered in Puyallup and our crews work across 15 cities in King and Pierce counties, from Seattle and Bellevue to Tacoma and Sumner.
